The subject property is located on the west side of Highway 27, on the south side of the Village of Nobleton, located in the Township of King, 20 minutes north west of Toronto. An estate sub-division is located immediately south of the subject property. A plan of subdivision for 245 residential lots has been approved by the OMB on the parcel located immediately north of the subject parcel.

Property Description

The majority of the subject property is being farmed and is cleared, level land. The property totals 97.78 acres and is basically rectangular with 1198.82 feet frontage on Highway 27 and a depth of 3232.68 feet (irregular). An older, vacant residence and barn are located on the property.

Land and Use / Development Potential

The subject property lies within the Nobleton Community Plan boundary and is the first property immediately south of the Nobleton Urban Area. Currently the land is zoned Agricultural.

Services

Nobleton is currently on septic sewers. However, the Township is in the process of installing sanitary sewers which is being front-ended by the developer who is developing a residential sub-division in the north east quadrant of Nobleton, and all future development will be on municipal services.

Nobelton By-Pass

A future By-Pass (to By-Pass the King Side Road and Highway 27 intersection) is indicated in the Township’s Official Plan and is shown as being on the subject property. This proposed By-Pass was included in the Official Plan a number of years ago. However, Planning Staff indicate that nothing further has advanced in this regard and perhaps, with the extension of Highway 427, the By-Pass may not be required.
